Administration & OperationThe administration and operation services coordinate activities within the properties and all related actions regarding the proper usage of the buildings. In this regard, Building Support Services continuously performs the following activities and operations for its customers: - supplies the owner, on a periodical basis, with detailed data and information about the buildings, costs and consumptions, proposing operational cost reduction measures; - issues statements on warranty issues, supporting the client during the warranty period, and during the reception of the building - Warranty Claims Lists; - performs the lease management and tenant's liaison; - periodically, as according to contract terms, reports to the owner relevant issues regarding all the management, operation and maintenance activities. Energy ManagementBSS personnel tasks include, on an ongoing and/or periodical basis: - monitoring the reading of active and passive energy; - controlling energy supply flows and parameters, diagrams, functioning regimes etc; - performing of main and secondary readings; - setting of and submiting of statutory technical records to the clients or parties involved; - elaboration of information for calculating consumption expenses for various services, applied to individual tenants; - implementing and following up sustainable energy consumption reducing plans; Building Management System (BMS) - a computer aided operational system allowing the programming, displaying, controlling and monitoring of various functions and operations, such as power supply, lighting, heating/cooling, air cleaning etc. BMS is continuously upgraded and updated to respond in most adequate way to changes and occuring situations. Energy Related ServicesPower quality control: Consultancy for power quality assessment, based on EU reference norms; Consultancy and implementation of solutions to bringing up and maintaining power quality standard parameters; Power supply continuity: Consultancy for power supply safety and continuity; Consultancy and implementation of technical solutions relating to safety and continuity, using back up automation; Electrical equipment and their users' safety : - consultancy for and implementation of technical solutions on the equipment and related personnel; - complete preventive/corrective check ups of power installations, equipment, circuits etc. using state-of-the-art equipment (ex. Thermovision); - 24/7 highly skilled intervention/emergency teams; Power saving: - consultancy for and implementation of solutions to power saving by technical evaluations, setting of usage procedures and control devices; Operational use of power transformers, power grids, power supply units by specifically trained personnel. Maintenance ManagementMaintenance Management includes properly and promptly executed, planned and reactive maintenance services, for keeping properties fit for purpose at optimal costs. Our service solutions are designed and personalized for each client, in order to meet their priorities and requirements. We provide our customers with what they need, when they need it, including full web access to real time monitoring and reporting, so they can see what is going on across their property, wherever they are. Property Maintenance Management consist in: - Coordination of maintenance, cleaning, security activities and other support services; - Controlling of the execution of all prescribed revisions, completed in accordance with the legislation in force and the manufacturer's provisions; - Management of subcontractors and suppliers: performance - based assessment and selection, competitive pricing in service provision, control through specification of Service Level Agreements (SLAs) and real time monitoring; - Periodical inspections of the building status and suggestions for disfunctionalities' remediation, if and when occur during the building operation; - Setting up, implementation, control of and timely adjustments to the preventive maintenance plan of the building; - Implementing and monitoring of the building's internal regulations, as specified in the Building Manual. Cost & Quality ControlOur Cost Control objective aims mainly to curbing or limiting expenses, while at least maintaining, if not improving service quality. For supporting our clients, BSS would thoroughtly check all necessary documents, such as lease contracts, invoices issuance to the tenants. We also commit in: - pursuing payments collection; - monitoring bank guarantees; - collecting data and drawing up Financial Reports on formats and contents as required by customers; - generating budget estimations, on course corrections and follow-ups, at client's request; - submitting proposals and suggestions for improvements made to the building's performances. |
