BSS - Planon workshop

On 17 November 2011, BSS organized together with Planon European executives, the workshop having as title Cost Efficiency in FM. BSS managers and Planon experts presented actions and strategies relating to optimising costs through Planon solutions.
After the opening speech, Lucian Anghel - BSS Managing Partner stressed, in his pesentation, on a better cost control by implementing preventive action strategies against risk factors. These factors may generate, by neglection or lack of reaction, significant losses to investors. For this, it is important to know and enforce the legal provisions refering to fire control, seismic effects monitoring and on all other dramatic events of the kind.
Next, Silvia Tancof - Operational Director revealed the main steps to be followed for ensuring success of all properties' management, each by a well-chosen keyword: planning, procedures, automation, control and, finally, optimisation. Then Gabriel Ionita - FM manager, the BSS expert in CAFM - Planon, performed a presentation with specific issues on Planon applications to managing some properties in the BSS portfolio.
In the second part of the workshop, Mathias Scharer - Planon ECE General Manager made a short presentation of his company's background and development, and also a live application of the Planon program. His colleague, Andreas Reiter - Sales Manager Austria/Eastern Europe presented, with significant details, a recent product of the Dutch company - Planon Accelerator - underscoring its competitive advantages.
It's worth mentioning the important contribution of our colleague Georgeta Bobby Neagu to the success of the workshop, as she took care of each detail in organizing the event.

BSS HQ in a new location

The new rented space, in which more than 50 employees do their job, includes nine rooms totaling 552 square meters. The furniture is ergonomical and very „office”. Chairs and separating panels upholstery has a pleasant „BSS red” coloring. The reception desk has a modern design, with wall decorating strips of employees b/w photos, stressing the importance of the human factor in the company policy and succes. The two meeting rooms are simple, with functional furniture, enhancing direct communication. The HR and Financial departments are lodged in dedicated rooms, offering more efficency and comfort, as compared to the previous location.
No doubt, the new location is way better, complying with any ergonomical requirement and need of comfort (volumes, natural light, access ways etc.), thus making officework more pleasant. It's worth mentioning the consistent contribution of Georgeta Bobby Neagu (design and arrrangements) and of the technicians coordinated by Dragos Badulescu - Property Manager, to outfitting, in an excellent way, the new BSS HQ space in Europe House.

 Recently, our company received the "Partner of Honor" of the A1 Business Park title, granted for the significant BSS support in the rewarding by EuropeProperty with the " Best 2010 Industrial Park in SE Europe" prize. This Park is one of the most representative investments in Romania of the VALAD Group, a high-profile international Real Estate investor, reporting an eight billion USD turnover figure last year.

BSS - the Vienna Business Tour

By the end of May, the BSS executives participated in two FM events that, incidentally, overlapped in Vienna: the REAL VIENNA 2011 fair & exhibition and the European Facility Management Conference.

REAL VIENNA 2011. The two-day event (24-25 May) organized in the modern premises of Messe Wien, REAL VIENNA 2011, the CEE Real Estate fair & exhibition gathered 142 exhibitors from 19 European countries, main contributors being Austria (69 exhibitors), followed by Poland and Germany (10 exhibitors each) and by Serbia and the Czech Republic (eight each). Romania participated with two companies, Building Support Services being the only FM company from SE Europe. During the two day period, speakers in the 16 seminars and workshops approached, among many others, such topics as present state and prospective of the Real Estate in CEE, financing solutions during crisis and Green Building and sustainability in modern buildings.


BSS participated, same as the two previous times, within the REIWAG stand, manned by two managers - Adrian Balasu and Georgeta Neagu. They promoted the company FM services to about 2000 professional visitors and other exhibitors. The BSS executives Lucian Anghel, Silvia Tancof and Marian Puran participating in EFMC Vienna, have also been present in our exhibition stand.


Relating to the business meetings during the fair, Adrian Balasu said: "We had many meetings with representatives of European companies, from which we hope that new collaborations will be initiated by this year's second half". Yet, at this edition, the persisting Real Estate crisis was still felt, the number of exhibitors falling by 35%, compared to 2010, as well as the amount of professional visitors. "However, we heard notes of optimism coming out from business meetings and talks, signs that the Real Estate recovery process is on its way. This is beneficial for the FM industry and we are confident in this regard".


EFMC-the European FM Conference. Under the patronage of IFMA and EuroFM, during 23-25 May, the European FM Conference unfolded as the most important event in European FM industry. Held within the premises of the Vienna University of Technology, the event gathered more than 300 professionals, including company managers, academics and NGOs representatives from Europe and US, Japan and Australia as well.


As a member of EuroFM, ROFMA participated in EFMC with a group of delegates, executives of Association's member companies, including BSS. Our company has been represented by Lucian Anghel-Managing Partner, Silvia Tancof-Operational Director and Marian Puran-Director of the FM dept.


The Conference included two main sections, one dedicated to business issues and best practices and the other to education and R&D. Main topics were:


- FM and Virtualization


- FM as production unit


- FM positioning and strategies


- Productivity management in FM


- Relationship management


- Performance management


- Added value in FM


- Workplace productivity and management


With all organizers' efforts, some minor inconveniences occurred, relating mainly to the conference space option (an overheated tent), unfitted for such an event. As for the convention substance , it seems that a major issue - cost reduction solutions -  has been belittled (Marian Puran). He added that "we expect that, in the next edition, specific and technical issues would be approached in a consistent way; also, a theme visit to a location should be considered too".

BSS - exhibitor in CLEANING SHOW 2011

BSS participated, as an exhibitor, in CLEANING SHOW, a professional event held between 4 - 7 May 2011 at Romaero Bucharest and organized by EuroExpo Trade Fairs.

This event, now at its second edition, gathered 35 local exhibitors in an area of about 3000 sq m, mostly specialized companies in the import, distribution and sales of equipment and consumables relating to professional cleaning.


Our company presence materialized in a 12 sq m booth that operated, for the four-day event, as an efficient platform to actively promote our professional cleaning services, to communicate our performances and to extend the potential client portfolio. Mrs. Irina Dobroiu, the stand manager, supported by colleagues from the Marketing/Sales Dept., disseminated the BSS brochures and leaflets and supplied relevant information, on BSS range of cleaning services, to professional visitors. Our representative also attended the specialized seminars held by Tibor Ritz.


The BSS cleaners team participated also in the Impeccables, a sporty cleaning contest, and got the 2nd place.


It's worth mentioning that BSS was the only Property & Facility Management company exhibiting in the CLEANING SHOW 2011.

BSS supports a community in distress from Darmanesti – Suceava County!

Our company gets involved, again, in a community project  to support families in distress, suffering from losses after this summer floods. In this regard, by the beginning of July, the BSS team launched the initiative to organize and collect donations for the people in Darmanesti, a remote village in the Suceava county, Northern Romania.  Two other companies,  EUROPOLIS R.E.A.M Č™i MINIMAX DISCOUNT SRL, joined in this project, participating with considerable financial and material donations.
Once arrived in Darmanesti, the BSS team, together with local authority representatives, stored a large part of the donations inside the school building, and the rest was directly handed over to the people in distress, mainly food and clothing. On this occasion, the team has seen, by own eyes, the huge dimension of the floodings.   
We feel that it's been worth it all the common effort, to bring a ray of hope to the suffering people and make them happy for a while. The thanks by tens and the smiles on their faces strengthened our humane feelings and the wish to further support those people in need.  
 

New FM services for our customers

Quality, innovation, competitive advantage – a cluster of BSS objectives, continuously envisioned in the fast developing Romanian FM market. We are always proactive towards our customers' needs and expectations. For them, we developed and launched new services, including:
 - the SelfService Portal – a PLANON derivate product, more efficent than the classic CMMS, incorporating applications relating to Inteligent Working Space and Maintenance Management Solutions. By this Portal, the property owners may handle any service request, have a real-time works execution control, may access at anytime the building status conditions. Tenants included, they may select from a huge range of work orders (all types of repairs, cleaning operations, power supply measurements etc.), promptly executed at guaranted quality levels;
 - Mobile Cleaning Teams – a special, sophisticated service, in which complex equipment is used. The cleaning agents are exclusively Green, with enzymatic biocatalysts, able to remove the toughest impurities on any surface;
 - PRAM measurements and checkups – a highly specialised service, strictly mandatory and regulated by law, for measuring and checking power dispersion resistance of groundings and lightning rods in buildings' power installations;
 - Support Services – including reception services, coordination of specific services like arranging convention halls, relocation supervision, supervision of consumables stocks and use, editing of contractual documentation, as well as space planning services, organizing of trainings relating to work and health safety, fire protection etc.

BSS at REAL VIENNA 2010.

During 18 – 20 May 2010, BSS participated, as an exhibitor, in REAL VIENNA 2010, one of the major Real Estate events in CEE. The decision to participate in the event was based on the positive assessments relating to the client and operations portfolio expansion of the company, as many important RE investors, active in Romania, were present in Vienna on this occasion.

The BSS stand has been organized within the Reiwag's, our Austrian partner, in a good position, with meeting and promotion materials display areas. The BSS team, led by Lucian Anghel - Managing Partner, had some 25 business meetings during the three-day  event . Mr. Anghel also took the floor in the Green Building workshop, one of the 20+ seminars organized as side events by the exhibition management – Reed Exhibitions. The fair included about 200 exhibitors from 20 European countries, spread on about two acres. Most represented countries were Austria, the hosting country, followed by Poland, Germany, Czech Republic and Hungary. Three companies also participated from Romania, BSS included.

Regarding the FM sector, only four companies were present there, but the spirits were high for this industry, as, unlike the Real Estate, it still keeps an upward trend in this part of the world. Proactive maintenance, new technologies for decreasing energy and consumption expenses, keeping of assets in pristine condition and implementing innovative Green solutions are only a few of the adding value solutions that fuel the FM market up.

BSS and the FM National Conference

The FM National Conference, now at its 3rd edition, took place during 11-12 May 2010 at the Radisson Blu – Bucharest Hotel. During the two-day event, organized by Evensys in partnership with BSS, more than 90 reprezentatives of the local FM community approached and debated on ”hot” topics within the economic crisis and Green Buildings frames.

The first day of the Conference included three sessions. The first session has been opened by Mr. Lucian Anghel – Managing Partner of BSS, with a topic relating to ”The crisis impact on the P&FM strategies”. Other speakers approached  such issues as ”Cost and value optimisation by continuous P&FM improvement” and ”Efficient P&FM ”. A special sub-session, ”Sustainable Value Adding”, was passionately presented by the EuroFM President, Mr. Wayne Tantrum.  

The second Conference day has been dedicated to three workshops, dealing with ”The truth about FM – Expenses generating profits!” organized by BSS, ”Improving performances by FM Good Practices” - Archibus Romania and ”Science of choosing -  how to get the best all-in-one cleaning  offer?” - Framinor.  
Speakers of the first workshop, moderated by Roxana Bodo, included Marian Puran (on the collaboration between FM and building designers/contractors), Silvia Tancof (on measuring properties and setting Service Charges), Adrian Balasu (relating to contracting FM services and setting KPIs) and Daniel Rasica/Mihai Chircu (FM for energy efficient buildings).

CSR action at the Senior Retirement Institution in Domnești

During the last three years, BSS developed an active CSR policy, by organizing charitable actions for effective material and moral support of the less favoured communities. This year, on the occasion of the Easter holidays, we organized such an event at a Senior Retirement Institution in Domnesti, close to Bucharest, continuing a similar action organized last year on the same occasion. This year though, the charitable action was organized by collaborating with one of our important clients – Europolis – who amiably responded with dedication to our invitation to set together the event.

The BSS and Europolis representatives identified, together with the Center manager, the essential needs of the elderly, mainly personal hygiene products and disinfectants, which have been donated. Separately, BSS offered them Easter gift packages.               
                                                                                                                             Understanding the health and hygiene needs, and general life condition of the seniors, BSS intends to develop a long term supporting relation with this Institution, to significantly improve the hosting conditions for these people, in accordance with its CSR policies. 

ROFMA workshop

  On 23 February, at the Hilton Hotel – Queen Mary Hall, ROFMA organized a workshop focused on a hot issue: High Performance Green Building Management – the Future in FM. David Clark – Managing Partner at Cundall Ltd – has been the main speaker. He delivered a comprehensive presentation on ways, techniques, solutions and results of improvements made to a government building, with outstanding effects on lowering consumptions and increasing working environment.
The interactive presentation has been effective, drawing the 40 professionals audience attention. BSS co-sponsored the event and five company specialists attended.

BSS-Reiwag Workshop

During the days of 18-19 February, BSS organized a workshop with the participation of Reiwag -Austria. The aim of this event was to exchange expertise and professional information between the BSS specialists and colleagues  from Vienna (Adam Koczo – Controlling Manager), Budapest (Gunther Schmidt – Reiwag Area Manager),  Bratislava (Magda Forrova – Reiwag Area Manager) and Vojtech Rebicek – (Supervisor Reiwag Prague). The working format included PowerPoint supported presentations and interactive communication.
During the two - day event, the BSS specialists presented specific issues resulting from the our company departments' activity, such as P&FM Contract Management (Eugen Stoenescu), Human Resources Assessment Practices (Daniel Constantinescu), Intervention Teams (Gabriel Ionita), Maintenance Interventions (Marian Puran), System Management (Mariana Stanculescu), Marketing & Sales Strategies (Adrian Balasu), PR and Company Promotion (Valeriu Petrescu), SLAs and Contracts (Irina Vasiliu), ERP (Roxana Bodo) and Purchase & Acquisition (Claudiu Bartas).
Presentations have been dynamic and interactive. The Reiwag representatives have been impressed by the high level of technical discusions and active approaches of FM  specifics.

BSS actively supports the Green policy!

BSS doesn't stop to declarations relating to Green policy, but gets actively involved by specific actions. In this line, during December two bikeparking devices have been mounted in front of the Europe House entrance sidewalk.
For the next period, more such devices are planned to be mounted, in the proximity of BSS' operated locations. This is more than a suggestion to use bicycles as a non-polluting and healthier means of transportation in Bucharest.  

BSS participation in Biz Days 2009

The Howard – Johnson Hotel hosted, between 23 – 27 November 2009, the “Biz Days” tradeshow, which brought together reputed specialists in such fields as entrepreneurship, retail & real estate, innovation, CSR, marketing and media. Some 40 speakers, ranking in local and international companies' top managements delivered multimedia presentations of strategies, analyses, case studies and other papers of special interest for the professional audience.

The topics approached during the event's second day – 24 November, focused on real-estate and retail. Within the latter, the BSS representative, Mr. Eugen Stoenescu – Head of Property Management, delivered a speech on the “Tenant Coordinator”, emphasising on its role in increasing quality relations between owners and tenants, on needed expertise and personal abilities to succeed in such a position.  The multimedia supported presentation by Mr. Stoenescu drawn real interest to assisting listeners, including BSS colleagues like Roxana Bodo, Silvia Tancof, Adrian Balasu and Marian Puran.

Regarding the day's sessions as a whole, worth mentioning were, within the Real Estate session, the presentations of such speakers as Ioana Momiceanu – CEO BNP Real Estate, with a comprehensive overview of the 2009 real estate market,   and of Bogdan Georgescu - Managing Partner/ Colliers Intl., relating to predictive developments of the real estate market segments in 2010-2011. The second part of the day, the Retail session, included presentations made by Mona Opran – Exec. Manager/ Saatchi & Saatchi,  on consumer behavior changes in mall shoppers,  Răzvan Gheorghe – Exec. Manager/ Cushman & Wakefield, relating to mall vs. street selling areas and Israel Vizel  - General Manager/ AFI Cotroceni, regarding the strategy and the functional - operational concept of this very large mall.  Obviously, this is a subjective selection of presentations, but actually all those delivered during the day were interesting, filled with consistent and useful information.

BSS among the District 1 Top Companies

On 12th of November 2009, the “District 1 Top Companies” annual event unfolded at the North Ramada Hotel, located in the exquisite French Village area, an event rewarding the best performing companies registered in this part of the Bucharest capital city. Co-organized by the  Bucharest Chamber of Commerce and Industry and the District One Mayorality, the festivity brought together more than 1200 companies from six fields, distributed in 51 activity groups, in accordance with the NACE 2nd rev. classification. The chart reflected the best performing companies, from very small to very large ones, during the whole 2008 year.
BSS has been invited to join the party, as it was awarded a honorable 6th place in the Real Estate Services category -  Medium-sized Enterprises. The diploma has been handed to our colleague, Mrs. Georgeta “Bobby” Neagu, by Mr. Sorin Dimitriu – President of the Bucharest Chamber of Commerce and Industry and Mr. Andrei Chiliman – the District One Mayor.
Certainly, the 6th place is not a bad one, yet we hope to close this year with better performances, enabling us to make a significant jump in the 2009 Top Companies chart.

New buildings in the BSS portfolio!

During crisis times, it seems, asset owners and developers better understand and really appreciate the value of the Property & Facility Management services, which generate significant expense cuts and also added value to the operated assets. In this frame, owing to its excellent reputation and active promotion, but mainly by the successful management efforts and insistence to persuade the owners, the BSS portfolio increased with some new items.  Of these, two are very „hot”, just a couple of days old: the Olympia Tower and Victoria Center office buildings, totaling 18000 sq.m., where BSS will provide Property & Facility Management services.

These two brand new locations add to the row of other four recently entered locations during September and the first half of October: the Fashion House Outlet  - 20 500 sq.m., where BSS provides Facility Management services, Euro Mini Storage – 10 000 sq.m. Warehouse (Facility Management), Vaslui Silver Mall  – 10 000 sq.m. (Property Management) and the soon to open, huge Cotroceni Park – where BSS operates mid tension power equipment and installations.

Official launching of ROFMA

The official launching of ROFMA – the Romanian Facility Management Association, unfolds on Wednesday 14 October 2009, from 11:00 hours, at the America House Conference Hall.  This event is the result of some months of intense organizing work by the founding members – six local  companies which are very active on this young market in Romania.
  

In a few words, ROFMA is a non-profit professional Association, with the aim to support, develop and promote Property & Facility Management services in this part of the world, as well as to set and expand relations with specialised companies and similar international associations. As main objectives, the new Association has set to itself to define standards, norms and regulations in this field, in order to becoming compatible with the EU ones, to educate and inform the local market on the Property & Facility Management benefits, to create, organize and supply  trainings, courses, workshops etc. focused on FM specifics. Also, ROFMA intends to take steps for the authorization and the accreditation of technicians, for becoming FM specialists and professionals. It is also bound to build up collaboration and affiliation relations with international similar bodies like IFMA, GEFMA, EuroFM etc. Actually, ROFMA is already a GEFMA member and, since past Septekmber, a Euro FM member as well.


At this conference, professionals like Mr. Lucian Anghel – ROFMA President, Mr. Emil Ole  Malmstrøm- EuroFM Secretary and Treasurer, Mr. Johan Neuner – Rector of the Bucharest Technical Building Institute and Mr. Ioan Farcasiu – Manager at the IMPP – ISCIR Institute will take the floor. There are also present, together with the ROFMA founding members, representatives of FM companies, owners and developers, designers, consultants, FM service suppliers, other interested company executives, as well as media representatives.     

The First Facility Management Conference in Romania

The real estate evolution, especially after the year 2000, has driven a strong development of related sectors, naturally including the Property & Facility Management (P&FM).

This very new services field in Romania, with an history of less than 15 years, had its First  Conference held in Bucharest, a two-day international event organized by Evensys Conferences on 9-10 June, hosted by Radisson SAS Hotel. More than 110 professionals, company executives and media representatives participated in this event, which attracted speakers from Italy, Germany, Belgium, UK and Czech Republic as well.

The opening day of the Conference started with the session ”Present and future in the local P& FM sector development during crisis”. Topics approached by executive speakers in this session referred to structural assessment of P&FM in Romania (Adrian Balasu–BSS, also the session moderator), P&FM trends and future challenges to its professionals (Renate Kremmer–Drees& Sommer Romania), configuration of building operation and handover services (Costel Nastac–Kappa AE) and new demands to and expectations from the P&FM sector during crisis (Tim Wilkinson–DTZ Echinox).

The day's works continued with two other sessions: “Latest technological innovations in  building management”, moderated by Tudor Trita-Archibus, dealing with such issues as  energy efficiency and power consumption reduction (Rudolf Mosoiu –Schneider Romania), FM in present market turbulences (Tudor Trita), FM in Czech Republic- he Czech Post case (Milan Hampl) and processes relating to real estate management (Elena Braglia–Youppis Group Italia). The last session-“Instruments and methods for Property Management”- moderated by Eugen Stoenescu–BSS, brought together PM experts like Annick Vandenbulke/AOS Studley, Belgium–New developments in working space design, H P Schelke-Drees & Sommer, Germany -Commensuration instruments  of performance indicators in real estate management and George Zapan/Siemens ISBT–How sure is your property?

The Day Two of the Conference has been dedicated to workshops - managed by BSS and Archibus–focusing on hot specific issues in the P&FM sector. The first one-Maintenance Management: importance, programs, inspections and work executions- included expert opinions of BSS specialists like Silvia Tancoff on coordination and communication with the tennant, Eugen Stoenescu/BSS on in-house vs. subcontracting  operations, Adrian Balasu- Contract negotiation with subcontractors and Marian Puran–Maintenance works, equipment control and warrranty management. The second workshop –“Technology support for enhancing the FM strategic role in organizations”-has been moderated by Archibus and dealt with IT support and optimisation processes in P&FM.

The speakers' expertise and opinions generated welcome discussions, even polemics among the participants, which have been reflected by some business media such as Standard and Ziarul Financiar newspapers. The excellent event organization by Evensys Conferences and the appealing environment of the Radisson SAS Hotel have significantly contributed to the success of this P&FM Conference, hopefully the first in a row of annually specialised events  to come.

Real success of BSS participation in REAL VIENNA.

Between 26-28 May 2009, REAL VIENNA – one of the most important real estate exhibitions in Central and Eastern Europe – was held at the Messe Wien exhibition center in the picturesque capital city of Austria. Organized by Reed Exhibitions, the fair reunited about 240 exhibitiors from 230 countries, in two halls of the modern Viennese fairground.

The exhibitors' main fields of activity included local and regional authorities, Chambers of Commerce and Industry, real estate consultancy, commercial banks, developers, law companies, IT & C services, real estate media, hotels/restaurants and Property & Facility Management services.

BSS participated in REAL VIENNA, together with Reiwag Facility Services GmbH, in a 28 sqm stand well placed in hall D. The BSS team included Messrs. Lucian Anghel (Managing Director), Eugen Stoenescu (Commercial Property Manager), Adrian Balasu (Marketing/Sales Manager), Valeriu Petrescu (PR Officer) and Mrs. Roxana Bodo (Deputy Managing Director). Mr. Viktor Wagner, President of Reiwag GmbH, managed the stand along the three days of the event duration, having around him the Reiwag managers from Croatia, Czech Republic, Slovakia and Poland.

Foundation stone of ROFMA

The foundation meeting of ROFMA - Romanian Facility Management Association has been organized on 23 April 2009 at the America House. Seven Property & Facility Management and related companies participated in this event. The participants were BSS, MT&T, Eurisko, ISS, Kappa AE, Element Solutions and Porsche Romania. During the meeting, some topics have been approached, such as increasing clients' awareness on Property & Facility Management benefits, service quality standards, benchmarking, training and education etc. For admin purposes, a Board of Directors has  been elected, chaired by Mr. Lucian Anghel (BSS), and Mrs. Andreia Tugurlan (MT&T) as Managing Director.
Accordingg to the statutes, the founding member companies of ROFMA  are BSS, MT&T, Eurisko, Archibus Solutions, ISS, Coral Construct and Drees & Sommer, but the number of founders may increase on the occasion of a new meeting scheduled for 9 June next, a special event in the frame of the Property & Facility Management workshop, to be organized by Evensys.
